An informal meeting to discuss your requirements and what you are wanting to achieve. We will offer our thoughts and constructive feedback. After the initial meeting, we will be able to provide you with an itemised fee proposal for all necessary conceptual and final design, estimated third-party costs and documentation for your project.

1. INITIAL CONSULTATION

Wade will return and take measurements of your home in order to provide you with accurate scaled drawings in Plan and Elevation to give you a clear understanding of what your design will look like once completed. An on-site measure of your existing home is prepared, taking up to 2 hours to complete internally and externally.

2. SITE MEASURE

Providing a site plan, concept floor plan and front elevation that meets your brief. These plans help you get a feel for how your build project will look.

 After a number of concepts, these drawings will be completed with information suitable for any prospective builders to provide you with an estimate or quote of the total build cost.

3. DESIGN CONCEPT

Prior to construction commencing, a building and/or planning permit must be obtained from your local Council. Design by Jones produces all the necessary documentation so this process can progress as fast as possible (additional fees apply).

Documentation required for your approval includes concept drawings and in some cases, your energy rating report, structural engineering reports and certification.

4. PLANNING & BUILDING PERMITs

The stages of interior design adapt to suit each project, but here is a brief guide to what can be involved.

 DISCOVERY
Connecting with our clients and their homes is so important to us. The first phase is all about discovery and listening to our clients and their needs, how they live and what inspires them. The scope of work and budget needs to be determined. 

 DESIGN
Here we generate ideas and concepts and gather inspiration for our clients as a visual guide to clarify their design intention. From here we implement any feedback, gain approval and move forward.
 
SELECTIONS
Where we develop and finalise your design by selecting tiles, flooring, fixtures and finishes, paint colours for your home. We can accompany you to retailers to guide you through those overwhelming design decisions that need to be made.
 
FINISH SCHEDULE
Documenting all your selections so they can be provided to the builder for quoting.

5. INTERIOR DESIGN

The main goal of this phase is to develop and define the important aspects of the project. Once the initial concept floor plan and front elevation are agreed upon, much more detail is added to the drawings compared to the concept phase, with all elevations to be completed and in many cases a Structural Engineer will be required to provide information in many areas.

6. DESIGN DEVELOPMENT

Once you are happy with your chosen builder and price supplied by them, we move onto completing the working drawings for the total project.
We aim to do this in a reasonable time in conjunction with other third-party consultants (Structural Engineers/Energy Rating/Councils) required to provide the necessary documentation for your build to start.

7. WORKING DRAWINGS

If and when requested, Design by Jones will be happy to Administer your Building Contract (additional fees apply). Including Design by Jones in this part of your project will help ease the burden set upon the homeowner in overseeing the building progress ensuring the builder is paid for the amount of work completed. This also includes documenting all variations requested by the property owner or builder during the project and will provide peace of mind at the conclusion of the build providing a defect list prior to practical completion and ensure the owner is handed a beautiful new home or renovation once all completed.
